Environmental Due Diligence

Pirelli & C. Ambiente Site Remediation has gained extensive experience in the field of environmental due diligence by contributing to the numerous land and property projects acquired and managed by Pirelli & C RE.

An Environmental Due Diligence (EDD) entails identifying irregularities and making an economic assessment of all possible environmental liabilities present on a site in order to provide information that enables a potential buyer to evaluate the business opportunity and to appropriately structure his purchase offer.

The information gathered supports purchase and merger operations, allowing the level of risk to be assessed and any work required to be planned.

Environmental Due Diligences are performed on Areas (industrial sites) or Property (residential or commercial property). 

The Environmental Due Diligence process usually involves two consecutive technical stages called Stage 1 and Stage 2.

EDD - Stage I

Entails

  • Examining old and new documentation for any activities performed on the site in question
  • Interviewing employees and/or owners 
  • If necessary, an inspection of the site

Expected result
Identification of any irregularities and potential environmental liabilities

EDD – Stage II

Entails

  • Instrumental and analytical evaluation of the potential environmental liabilities identified in Stage I

Expected result
Comprehension of the extent of any environmental liabilities of the site and the relative economic evaluation
